Luxury Esmeralda began with a simple idea: the most beautiful Italian residences — on the sea, the lakes, the mountains and the Venetian lagoon — should be sold with discretion, expertise and a direct line to the owner. We do not rent. We represent select sellers and connect them with the right buyers.

Today we work directly with owners and a network of local partners across Portofino, Capri, Lake Como, Lake Garda, Venice, Milan, Rome, Sardinia, the Amalfi Coast, Cortina d'Ampezzo, Forte dei Marmi and Tuscany. Every request is handled personally and followed until you have an answer.

We keep the collection deliberately small. If a residence does not have presence, scale and an extraordinary setting or view, it does not appear here.

Luxury Villas Italy by Luxury Esmeralda is a private property finder dedicated to the sale of Italy's most imposing residences. With more than twenty years in the prime and ultra-prime market, we work on a small number of mandates at a time: waterfront villas with private shoreline and mooring, neoclassical lake estates with a jetty and boathouse, alpine chalets with panoramic mountain views, historic palazzi, hillside villas over vineyards and the coast, and signature penthouses in Milan, Rome and Venice.

We represent the buyer as much as the seller. Before a viewing is arranged we want to understand how the residence will be used — a principal home, a summer property for the family, a winter base in the Dolomites, an investment held over decades — because that changes which addresses, which orientations and which building histories make sense. It is the difference between showing you twenty properties and showing you three that are genuinely right.

Discretion is part of the service. A substantial share of the finest Italian residences never reaches a public portal: they are sold quietly, between families, advisors and a handful of trusted intermediaries. Our network across Portofino, Capri, Lake Como, Lake Garda, Venice, Milan, Rome, the Costa Smeralda, the Amalfi Coast, Cortina d'Ampezzo, Forte dei Marmi and Tuscany gives access to those off-market opportunities, and to the local knowledge that tells you which of them are worth pursuing.

We are independent of any single agency, which means we can say when a price is unrealistic, when a title is complicated, when a renovation will not obtain permission, or when a beautiful house sits in the wrong position for the light and the wind. Our value is in the properties we advise you against as much as in the one we help you buy.

A tailored selection drawn from on-market and off-market properties, with our honest assessment of each — position, condition, planning status and realistic price.

03 · Private viewings

Discreet visits arranged around your schedule, accompanied by us and, where useful, by an architect or surveyor.

04 · Negotiation

We negotiate on your behalf with the owner or their advisors, structuring the offer, deposit and timeline to protect your position.

05 · Completion

Coordination of lawyers, notary, technical due diligence and financing through to the deed, and introduction to the local teams who will look after the house afterwards.

Frequently asked questions

Do you sell or rent?

Sales only. Every enquiry we handle concerns the purchase of a residence; we do not operate holiday or seasonal rentals.

Can foreign citizens buy property in Italy?

Yes. Citizens of the EU and of most other countries can purchase freely, subject to a reciprocity check for certain nationalities. We coordinate the legal and tax review before any commitment.

Do you show properties that are not advertised?

Frequently. Many owners of trophy assets will only consider a discreet, introduced buyer. Those opportunities are shared privately, not published on this site.

What are the typical purchase costs?

Beyond the price, expect notary fees, registration or VAT depending on the seller and your residency status, and professional fees. We set out a full written estimate before you make an offer.

How long does a purchase take?

From accepted offer to deed, usually two to four months, depending on due diligence and financing. Complex historic or waterfront titles can take longer, and we plan for it.
