Buying in Italy as a foreign citizen involves legal, tax and financing questions. We coordinate the whole process with independent lawyers, notaries and financial partners, so you purchase safely and in the most suitable form.

Buying a residence in Italy is safe and well regulated, but the process differs from that of most other countries: the notary is a public officer, not your advisor; the preliminary contract is binding and usually carries a deposit of ten to twenty per cent; and the tax treatment changes according to whether the seller is a private individual or a company and whether you will be resident. Understanding this before you sign anything is the whole point of our advisory service.

We coordinate an independent team around each purchase — a lawyer who acts for you alone, a notary, a technical surveyor and, where financing is involved, a mortgage broker experienced with non-residents. We are not affiliated with any of them financially; they are chosen for the specific property and for the languages your family works in.

Financing is available to foreign citizens. Italian banks generally lend to non-residents at lower loan-to-value ratios than to residents, with additional documentation on income and source of funds, and rates and terms vary considerably between institutions. We prepare the file properly the first time, which is what determines both the outcome and the timeline.

The purchase, step by step

01 · Preliminary checks

Title, cadastral and planning verification, mortgage or charge search, condominium or estate obligations, and any landscape or heritage constraints — before an offer is made.

02 · Offer & preliminary contract

A written offer with conditions that protect you, then the compromesso, drafted or reviewed by your lawyer and registered as required.

03 · Financing

Mortgage application with an Italian bank or international lender: income assessment, valuation, currency considerations and a realistic timeline agreed with the seller.

04 · Tax & structure

Purchase in your own name, through a company or with a trust, and the consequences for registration tax, IMU, inheritance and residency — modelled before you decide.

05 · Deed & after

Signature before the notary, with power of attorney if you cannot travel, followed by utilities, tax registrations and the handover to your management team.

Frequently asked questions

Can a non-resident obtain an Italian mortgage?

Yes, typically up to fifty or sixty per cent of the valuation, depending on nationality, income and the bank. The application requires translated and legalised documentation, which we prepare with you.

Do I need an Italian tax code?

Yes. A codice fiscale is required to sign the deed, open a bank account and register utilities. It is straightforward to obtain and we arrange it.

Must I attend the signing in person?

No. A notarised power of attorney allows your lawyer to sign on your behalf, which is common for international buyers.

What taxes apply on purchase?

Registration tax or VAT depending on the seller and whether the property will be your main residence, plus notary and professional fees. We provide a written breakdown for each specific property.

Does buying a property give residency?

Not automatically, but property ownership supports several visa and residency routes, including the elective residence visa. We work with immigration counsel where relevant.
