Buying a luxury property in Italy: how the process really works

From the private shortlist to the notarial deed: the steps, the documents and the costs of buying an ultra-prime Italian residence as a foreign buyer.
A shortlist before a search
The finest Italian residences are rarely advertised. Owners of waterfront estates, lakeside villas and historic palazzi prefer a discreet, qualified introduction to a public listing. Our work begins with a conversation about location, scale, views, privacy and timing, and continues with a private shortlist that combines listed properties and off-market opportunities we know directly through owners and local partners.
Private viewings and technical checks
Viewings are arranged personally, often outside the season and with the owner present. Before any offer we verify cadastral and planning compliance, building permits, coastal and landscape constraints, condominium or estate charges, and — where relevant — the presence of protected heritage status, which affects both restoration works and resale.
Offer, preliminary contract and deed
An accepted offer is followed by the compromesso, the preliminary contract, usually with a deposit of ten to twenty per cent. The purchase completes before an Italian notary with the rogito. Foreign buyers can complete with a power of attorney, and mortgages for non-residents are available from Italian banks: our legal and financial desk coordinates lawyers, notary, tax structure and lender.
After the purchase
Ownership of a large Italian residence is an operational matter: housekeeping, pool and garden maintenance, technical systems, chef, butler and domestic staff. Our property management desk keeps the house ready year-round, so the residence performs as a home rather than a project.
