Two lakes, two very different markets — where to find period villas with boathouses, terraced gardens and unobstructed lake views.
Lake Como: the scarcity of true frontage
Between Cernobbio, Moltrasio, Torno, Bellagio and Tremezzina, the number of villas with genuine private water frontage is finite and does not grow. The premium sits with properties that combine a period façade, terraced gardens, a boathouse or dock, and a view that opens towards the Grigne. Restoration is frequently subject to heritage supervision, which protects value but lengthens works.
Lake Garda: space, light and modern estates
Garda offers wider plots and a milder, sunnier setting. Around Gardone Riviera, Salò, Fasano and the Sirmione peninsula, buyers find both liberty-era villas and contemporary residences with infinity pools set into olive terraces. Prices per square metre are generally below Como's peak, while land and privacy are more generous.
Practical checks on a lakefront purchase
Mooring rights, lake concessions, retaining walls and access — many lake villas are reached by narrow historic lanes — deserve verification before an offer. Both lakes are within an hour of Milan Malpensa, Bergamo, Verona or Brescia, which is why they remain the most internationally traded lake market in Europe.
